I've stayed in this unit several times over the years, mostly because it is on the bottom floor and convenient to town. My last visit i was pleased to see that the bathroom was remodeled to accommodate mildly handicap people like myself (not wheelchair bound). Removing the bathtub and making it a true walk in with well placed holding bars was great. My stay was much more enjoyable and safe! My thanks to the owner.

Loved our stay at Alii Villas. Condo is pretty much all set up for you pretty well. The only thing I will say is that two rolls of toilet paper, a couple of garbage bags, a few dishwasher packets, and a few washing machine packets is not near enough for even half a months stay.
Also the two kitchen towels need to be thrown out. I bought my own.
We have been staying on property for years and love the management and property management, and all the vacationers that are there.

The condo itself, 1 bedroom, one bath, is in a good location, 1st floor, close parking spot, with short walk and 3 steps to the unit. It is close to waters edge (not beach), pool (and a pretty good selection of reading materal), 2 miles from downtown - a comfortable walk if you enjoy walking.
It is a clean, well decorated, one bedroom condo, with a nice lani, kitchen with diswasher and all the other goodies.
Ceiling fans in living room and bedroom with window unit AIR conditioner. You COULD sleep 4 using the sofa bed. Bedroom has a comfortabe king size bed and walk in closet with tons of room.
Includes inhouse washer and dryer (detergent included)
Snorkling gear and boogie boards and large cooler in Lani 'closet'. Beach towels in hall closet.

Alii Villas Was landscaped beautiful & all workers were great. Unit 124 had leftover containers which we used. Had all meals on Lanai looking out at ocean. Pool was excellent & warm.very to close to everything.

I recently stayed at this property in Kona, and I was thoroughly impressed. The property manager and staff were exceptionally courteous and attentive, making us feel welcome from the moment we arrived. All the instructions for checking in were clear and hassle-free, which made our arrival smooth and stress-free.
The location of the property is fantastic, providing easy access to all the attractions Kona has to offer. The property itself is well-equipped with everything you might need, from kitchen utensils and toiletries to a first aid kit, beach gear, and plenty of towels.
One of the highlights was the breathtaking view from the lanai, which provided a perfect spot for relaxing and enjoying the beautiful surroundings. We had such a wonderful time and will always look forward to coming back.

The condo was nice. King size bed was very comfortable. Kitchen was well stocked. We needed help with TV but Dawn was very helpful and came right over to help. Lanai was spacious and we ate all our meals on it! We would totally recommend this unit for your Kona stay!

Walk to Kona Town

As the owner of this unit, I am always grateful for the time I am able to spend in beautiful Kona. Love the location. Walk to Kona town is very doable. My unit has a fantastic end parking space - just a short level walk to the front door (only 2 small steps down on the walkway) and very close to the pool. As I usually do when spending time here, I made some updates to enhance the guest experience; replaced dining chairs and bar stools to add more comfortable seating. New shades on the lanai and new bedroom curtains. Little touches to make your stay more enjoyable. Having a fully stocked kitchen and interior laundry sure beats staying in a hotel any day. This is, I think, the 8th year in a row (with a brief break for COVID) that we have stayed at Allii Villas thanks to Dawn and staff. The place was, as usual immaculate thanks to the janitorial staff. Everything was in place for a move-in without much running out to fetch essentials. A failure of the bedroom-bathroom breaker was fixed within an hour or so! In short, we had NO problems. Our condo was very clean and well appointed. Kitchen had all we needed to prepare meals. Bed was comfy and bedding was good quality. When I had one issue with TV, Dawn responded quickly to resolve. Pool area and BBQ area were also very well maintained. Location was great, but still quiet. It was close enough to businesses, but not in a terribly busy, hectic area. Condo is close to both the pool and the BBQ area. Would return to this property.

This place has everything what we need and location was near by downtown Kona. We really enjoyed staying here. Loved sitting at Lanai and listening waves. Maybe white towels and bath mat need to be replaced. I’m sure they are clean but don’t look like it. Bathtub clogs.

We felt like home. A great two week stay on the Big Island. The unit had everything we needed and more. The bed was comfortable. The unit was clean when we checked in. All we had to do was get some groceries for the stay. Thank you for providing us with a home during our visit.

I am the owner of Alii Villas #124. We recently replaced the bed to a brand new comfy king size mattress, so previous reviews about the uncomfortable mattress is now obe. On this trip, I replaced all the bedroom furniture with matching teak headboard, nightstands and dresser. Also added a bench seat with storage at the foot of the bed. Added wall art to give the unit much more of a tropical feel. Also replaced the cookware with brand new pots and pans. New sharp knife set as well. The kitchen is fully equipped for quality food preparation. I hope you will enjoy your stay in this well stocked first floor condo as much as I do whenever I am there. The convenient location of the end assigned parking space could not be better. The ocean view from the lanai is perfect for breakfast in paradise. Aloha nui loa

As a fairly new owner of this condo, this was my first stay in the unit. Our property manager has made the check-in process easy-peasy with lockbox entry. She is very accessible for any questions at any time. I just love that our parking space is so close by. Just a short walk to the front door. And the pool is just around the corner as well. Great ground floor location with no stairs when you arrive with your bags. With tile floors throughout and updated kitchen and bath, our unit has everything you will need for your vacation in paradise. New stack laundry center for convenience as well. We even added a smart tv, so you can stream your favorite apps. We are located close enough to Kona town that it is a pleasant walk into town along the famed Alii Drive for restaurants, shops and activities. I trust you will enjoy your vacation here in Alii Villas as much as we have enjoyed our time in our little island paradise. Share the aloha!
